About

The Hanham Hall Community Interest Company (CIC) is responsible for managing the communal and open spaces, facilities and sustainable mechanisms (e.g. rainwater harvesting system) and general running of the development, in conjunction with the managing agent – Pinnacle Property Management. It originally consisted of Barratts, the Homes & Community Agency (HCA), Sovereign Housing and Pinnacle. In November 2016 Barratts resigned and several residents were elected to become directors of the CIC (see details below) having spent several months ‘shadowing’ the board.

Mike Fitzpatrick of CPS Construction who owned the freehold of the Hall itself joined the CIC at the same time, Mike subsequently has sold his interest in the hall and resigned from the board in May 2019.

The HCA ensured that the development met all of the strict criteria and planning requirements before they resigned in April 2018.

The directors are responsible for the management of CIC assets, dealing with financial matters such as service charges and preparation of annual budgets and accounts, keeping members informed of progress made by the CIC, and liaising with the Hanham Hall Residents Group (HHRG) including the organisation of community events. The resident director is a voluntary role with no financial benefit, and other members can put themselves forward for election at the Annual General Meeting or during the course of the year.

Directors

The Directors tell us a little bit about themselves and why they do this role.

Diana Warden: I was drawn to Hanham Hall for its unique design, energy saving aspects and open spaces. I became a Director 9 years ago wanting to contribute to the community and in particular to
take an active role in the management of the green areas. I came with experience of project management and a keen interest in gardening. I have expanded my knowledge and learnt so much over the years about managing this development from my co Directors, Pinnacle, other residents and the professionals we consult. You may have seen me with a handy man or two walking round looking at bin rooms
or bollards discussing maintenance issues and how to resolve them but equally you will see me exclaiming in delight at the first cow slips appearing in our upper meadows. I enjoy being part of a close knit team of like minded Directors that are mindful of each others commitments, interests, availability and well being, I take pride in where I live and how it looks. We have had many challenges over the years and now ten years on we are looking to how we can manage the next ten years with an effective and informed approach.

Ben Krawiec: I’m an apartment owner at Hanham Hall and have lived here for seven years. I joined the
Hanham Hall CIC as a Resident Director in 2020 as I have a strong interest in sustainable development and the built environment. I am a Civil Engineer and project manage bridge construction schemes day to day, many of which have been useful skills to bring to the CIC. My main interests within the develop at Hanham Hall are the maintenance of the apartment blocks, rainwater harvesting (or grey water) systems and the hard landscaping on the development, however I get involved in other aspects as and when required. Within my role as a Director I’ve been able to develop my knowledge on systems and technology I don’t ordinarily have the need to within my work day as well as having a positive impact to the environment. I’ve been undertaking the role around commitments in and outside of work, and the set up and support from Pinnacle and other Directors allows me to be flexible around time requirements to the CIC.

Tom Howson: I have been a director for several years. As both a resident and a director, I see my role as more of a guardian—someone who cares deeply about the long-term wellbeing of this unique and beautiful estate. I’ve always been fascinated by the eco technology that sets Hanham Hall apart, and over the years I’ve learned far more about solar panels and our heat recovery systems than I ever expected! I particularly enjoy helping others understand and get the most out of these systems, and have even run training sessions on the heat recovery for fellow residents. It’s a pleasure to contribute to a place I feel so connected to.
